Job Description
American Inspection Systems, LLC is looking for Independent Contractors (xxxx position) to provide inspection services on residential real estate. We have an ***IMMEDIATE*** need for individuals to cover the Cochise County, AZ territory and the surrounding area.
The properties to be inspected are in default by the mortgagors (owners) or have been taken back by the lender through foreclosure. Our primary focus is to determine occupancy and condition of the property. Inspectors will need to report on the type of house and if it is occupied, leave an envelope on the front door (for some inspections), and recommend maintenance if necessary. Contact with homeowners and/or tenants may be required for some inspection types. Basic knowledge of the real estate industry and construction is necessary as there will be interior/exterior and repair inspections on occasion.
Tasks:
Most inspections are exterior only and take an average of 6-10 minutes. There are also more detailed reports required on interior inspections and special project orders may be assigned. Reports outline the type of structure, construction, and occupancy based on critical thinking, the condition of the property and taking necessary photographic documentation. Leaving an envelope on front door is required on some inspection types. Deadlines and due dates are CRITICAL.
Reporting data and sending photographs electronically through proprietary software.
Requirements:
Equipment:
First and foremost a reliable and fuel efficient vehicle that can travel 100 miles daily if necessary. There can be no my car needs fixed" occasions that keep you from meeting deadlines.
Reliable personal computer, including printer and scanner.
High-speed Internet connection.
Digital camera with SD card.
Non-contact voltage tester.
Paper shredder (home office grade).
Ability to access and utilize mapping software, recommended Microsoft Streets & Trips.
Skills:
Ability to use Internet and online email.
Have intermediate (not basic) PC skills.
Ability to download and upload documents and photo files.
Use mapping software, specifically MS Streets & Trips.
Work independently to meet concrete deadlines and time frames.
Maintain and present auto insurance on any vehicle used for inspections services (monthly proof required).
Qualifications:
MUST LIKE TO DRIVE. Successfully pass background screening and register with industry standard organization(s) as required by clients Aspen Grove ABC# assignment. Must be at least 18 years old with current driver's license with no restrictions. Monthly proof of insurance will be required. Reasonably clean driving record. Ability to organize and prioritize work assignments, use mapping tools and technology, operate digital camera and use photo software, and strong understanding (not basic skills) of PC and internet. Knowledge of and/or experience in home inspections, real estate, collections, and/or construction preferred but not required.
Compensation:
Fee per completed inspection. Must be submitted by due date. Fee varies by location and inspection type.
